Description
MINIMUM SKILLS REQUIRED
• Previous housing/letting experience.
• Previous face to face Customer Service experience.
• Excellent communication skills.
• Computer literate.
• Educated up to A Level /NVQ 2
• Excellent administration skills.
• Full driving licence.
DESIREABLE SKILLS REQUIRED
• Some accounts experience.
• Some understanding of housing law.
• Sales/ marketing background
• Typing and letter writing skills.
Hours of work
Normal working hours 8.30 – 5.30 based around a five day working week (which includes Saturdays 10 -4 & Wednesdays 10- 7 on a rota basis).
MAIN OBJECTIVE
• Under the guidance of the Retail Property Manager, is responsible for the letting and all aspects of the tenancy management of Opal’s own properties, and those we manage, on behalf of the partnership landlords at the retail offices.
• Be responsible for undertaking training required for personal skills and career development
RELATIONSHIPS
• Reports directly to the Retail Manager
• Work with other members of the retail team, and the maintenance team
DUTIES AND RESPONSIBILITIES
• To be responsible for the generic management of a portfolio of properties owned by the company and our partnership landlords, dealing with lettings and all aspects of tenancy management .To maximise rental income and minimise void losses, helping to establish Opal as the number one student and professional accommodation provider.
• Be responsible for providing excellent customer care to all of our customers.
• Carry out front desk reception duties according to the rota of lettings negotiators
• Answer the telephone as part of the team and deal effectively with each call including taking and relaying messages and answering enquiries.
• Respond quickly and effectively to all communication from our customers , written verbal or electronic
• Responsible for completing tenant sign up procedure with the completion of all documentation. Recording and maintaining file notes and tenancy records
• To liaise with the maintenance team to ensure that all maintenance work requested by tenants is arranged and carried out to the required standard and within the prescribed time period.
• Produce weekly statistical reports with regard to core business activities against performance target standards for voids, lettings and rent collection.
• Conduct periodic tenancy inspections and provide advice to tenants and landlords with regard to their contractual obligations
• To contribute constructively at internal meetings
• To attend any training made available to you and take responsibility for your development.
• To comply with Health & Safety policies and procedures.
• To comply with all policies and procedures according to the Staff Handbook.
• Be willing to help other areas of the business wherever required and to carry out any further duties as assigned by the retail property manager.
