Facilities Management

Opal provides a comprehensive 24 hour facilities management service on all of its schemes.   This includes planned and reactive maintenance, full security provision, and on-site management services.

Monitoring:
Opal has a rigorous attention to detail. Every fault is listed, the response times recorded, and these are reviewed on a regular basis at both local and regional level. We pride ourselves on achieving our targets consistently in this response.

"Hard" Facilities Management:

  • Reactive and planned building maintenance
  • Annual audit of all properties by a Quality Assured Specialist Company
  • Predetermined replacement and re-decoration periods  


"Soft" Facilities Management:

  • Provision of pastoral care and welfare service to residents
  • CCTV, monitored in each site's security lodge
  • Communal social spaces with additional refreshment and entertainment facilities is available in a number schemes
  • Full contents insurance for our student residences
  • Professional cleaning services in common areas
  • 24 hr security
  • 24 hr on-site resident help desk to help deal with maintenance and other emergencies
  • Kitchen and dining facilities
  • Internet and Phone access available in student rooms
  • Parking provision
  • On-site laundry facilities in student residences
  • Resident access to on-site gyms, swimming pools and Jacuzzis in a number of our student and mixed use schemes
